I am subletting a property from a man whose wife recently passed. She signed this lease and now he wants to get out of it but needs to sublet it due to his deposit. I need the sublease compared/reviewed first to be sure this is fully legal.

The brief description explains it. I want to be sure I am protected here and not getting into an illegal contract.
